Roof Leak Insurance Claim in Copperas Cove: What to Know Before You File

Water came through the ceiling, and now you're wondering if your insurance will pay for it. Short answer: it depends on what caused the leak. Most homeowners policies are written to cover sudden damage, like shingles torn off by wind, hail that cracked them, or a limb that came through the roof. They usually don't cover a leak from parts that wore out over time. Only your policy and your adjuster can say for sure.

Here's what Copperas Cove homeowners should know before they file, and what to do so the claim goes smoothly.

Will my homeowners insurance pay for a roof leak?

If a storm did it, there's a good chance. If age or wear did it, usually not. Insurers look at the cause:

  • Often covered: wind that lifted or tore off shingles, hail that cracked shingles or vent caps, a falling tree or limb.
  • Often not covered: a pipe boot that cracked in the sun over the years, old flashing that rusted through, nails that slowly backed out, or a leak that was ignored for months.

Copperas Cove gets plenty of the first kind. NOAA storm records show hail up to 4.5 inches in town on May 1, 2025, and the June 9, 2019 EF2 tornado touched about 196 homes around Big Divide Road. Hail damage doesn't always leak right away, so a leak this year can still trace back to a storm last spring.

Should I call my insurance company or a roofer first?

Protect the house first, then find out what's actually leaking. Catch the water, move your things, and if more rain is coming, get the damaged spot covered. Most policies expect you to take reasonable steps to stop more damage.

Then get the leak traced to where it starts. Knowing the cause helps you decide what to do next. If wind or hail did it, you'll have photos and a written note of what failed to show your adjuster. If it turns out to be one worn-out pipe boot, the fix may be small and you can decide for yourself whether a claim is worth it. Either way, call your insurance company or agent if you have questions about your own policy.

What should I take pictures of?

More is better. Date everything.

  • The drip, the stain and any wet ceiling, walls, floors or furniture.
  • Anything you can see from the ground: missing shingles, pieces in the yard, dented gutters or vents, a limb on the roof.
  • Hail on the ground next to something for size, like a coin or a ruler, if you can do it safely.
  • The date and time of the storm. NOAA keeps a public record of storm reports by date, which can back you up.
  • Receipts for anything you spent to stop more damage, like a tarp, buckets or fans.

Keep the photos in one folder on your phone. When the adjuster comes out, you'll have it all ready.

My roof is older. Will they still pay?

Maybe, but how much it pays can depend on the roof's age and your policy type. Some policies pay the roof's depreciated value based on how old it is, often called actual cash value. Others pay the full cost of the repair minus your deductible. Your declarations page says which one you have.

This matters in Copperas Cove because a lot of the roofs here aren't new. The typical home in town was built around 1989, and the older neighborhoods between Business 190 and Avenue B go back further. On an older roof, a small leak can cost less to fix than your deductible, so it's worth knowing the cause before you file.

Does insurance cover the stain on my ceiling?

Sometimes. If a covered storm caused the leak, the water damage inside (the ceiling, drywall, insulation) is often part of the same claim. If the leak came from wear, the inside damage usually isn't covered either. Ask your adjuster to look at both the roof and the inside, and make sure your photos show both.

Don't let a stain sit. Wet insulation and drywall that stay damp can grow mold, and some policies limit mold coverage. Not sure the stain is even from the roof? Here's how to tell a roof leak from an AC leak.

Can a roofer pay my deductible or handle the claim for me?

No. In Texas it's against the law for a contractor to waive, pay or rebate your deductible, and a roofer can't act as your public adjuster or negotiate your claim on a job they're doing. The Texas Department of Insurance explains both rules. If a roofer offers to "cover your deductible" or "handle everything with your insurance", walk away.

What we do is the part a roofer should do: find where the water gets in, take photos of what failed, explain it in plain words, and give you the price before any work starts. You can share those photos and that note with your adjuster. Talking to your insurance company is between you and them.

Who are all these roofers knocking on doors after the storm?

After a big hail or wind storm, out-of-town crews show up fast. After the 2019 tornado, the Copperas Cove Leader-Press reported roofing and construction companies "descended upon the streets" around Big Divide Road, and one homeowner said a roofer "tried to make it sound like he was local". Before you sign anything:

  • Ask for a local address and phone number, and call it back.
  • Door-to-door sellers in Copperas Cove need a city solicitor's license. Ask to see it.
  • Never sign anything that gives a contractor the right to deal with your insurance company for you.
  • Don't pay in full before the work is done.

The adjuster said it's wear and tear. Now what?

Ask the adjuster to show you what they saw and to put the reason in writing. If you have dated photos of storm damage, share them. You can ask your insurance company for a re-inspection, and the Texas Department of Insurance has a consumer help line if you think a claim was handled unfairly.
